Just to catch everyone up.... the showing for today was canceled due to the folks in the house having movers come. 

That's where you're going to meet all the movers and shakers in your community, the title companies, the rehabbers, contractors, wholesalers, flippers, etc.

When dealing with prospective buyers, it's best to work with those who already have a mover in place and know exactly what they want to do.

He called a local mover and they charge $7k-$9k for local moves and that includes complete tear down, split the home, pack it, ship it, set it back up, do all trim work inside, siding work outside, and ridge vent.

Look around at the immediate neighborhood.The neighbor directly across the street (4805 Aberdeen Parkway) is an active listing with an asking price of only $424,900! 

It will need new kitchen flooring, new kitchen countertops/sink, possibly new kitchen appliances although I can probably make by with what is there, new vanity and bathroom sink, new bathroom floor, paint, new carpet, new doors, new vents and outlets, and thorough cleaning.Should I try to get a clean up crew in there to get rid of the junk (left behind by the movers).

It is an overwhelmingly complex and chaotic world, so if you can come into it and bring peace and smoothness to parts of that (the adding value piece), then you will have "earned" the goodwill from the mentor.In your hood I'd recommend rubbing elbows with Spencer Shadrach . . .he's a mover and shaker in this space and a guy to know!
