If a tenant has anxiety and their Dr. prescribes them an ESA, you have to still treat it as you would a wheelchair and cannot charge a deposit, fee, etc....

If someone is disabled and requires a wheelchair ramp, they have to request that and the Landlord has to determine if that is a "reasonable accommodation" or not.

It's very niche, but the house is fully equipped for handicap access — typically split level house custom built with one main level, stair lifts to basement, wheel chair lift in garage, wide halls/doorways, railings throughout house, etc.

Contractor Tenant from calling you up next week to insist that the alcove tub/shower surround in the main bathroom isn't doing it for him and he'll put in a wheelchair accessible shower with a linear drain for free if you just buy the materials?
