That said, I do still provide the same as you (though my last survey message is 5 days later to give them time to settle in but it is not sent if they did the survey) but try to make each message short and concise.  

I am currently surveying the NC market for a 3bd 2 ba home that is predicted to appreciate over time. 

Order a boundary survey from a registered surveyor showing the existing house and if you are making changes such as adding to the existing structure you will need to provide the addition and or deck changes on the survey as well.

Plenty of times $ are not in the contract...so when you agree with the seller for sale of $300,000, they think that is what they are netting, when there could be charges of title insurance, surveys, lender required repairs, prorated taxes, escrow fees, etc. 

We'll consider both, usually a midterm rental would have history of rent, however you mention it doesn't, so we'd use an appraisers market rent survey.
