What REALLY happens when a PM get paid % of rents, for incentive, is the PM is more incentivized to keep BAD tenants in place who are paying.

I watched a Brigg’s YouTube video on best places to retire and Carson City was #2.I was thinking more of drive up occasionally during the summer place unless Vegas gets much worse. 

Should I get a LLC in place prior to swap/paperwork?

Im only charging $700 but I could easily get $1000 maybe $1100 considering what other places are going for and my place is nicer, and is in a quieter neighborhood, and has a yard, etc.

I had 5 houses with them that were terribly managed (placing bad tenants, extremely high rehab costs). 

We did a bunch of research on where to purchase a turn key property with management in place.  

Bonus depreciation recapture is based on the year that is placed into services.As of right now, the bonus depreciation for 2024 is 60%.It is not likely that they will change the bonus depreciation retroactively to 2024.If they change the bonus depreciation for properties purchased in 2025, it will have no impact on a property you placed into service in 2024.

I don't know that any of this would affect a new appraisal, but there may be some comments by the appraiser, which may or may not hurt you depending on why you want the appraisal in the first place. 

Is this place rundown and a fixer upper? 

During this renovation period would you, as the lender, want an Actual Cash Value or Full Repair Cost policy in place?
