I do that in my own portfolio by buying in Washington and Beaver counties.

I have fished the White River below Beaver Lake Dam, and at Roaring River State Park just across the border in Missouri.

Thinking ahead, I purchased flood insurance and was covered this time, also think the outlet jammed up again by Beavers which was cleaned afterward.I am now looking to sell the property and buy something larger with more units.

Ice dams can sometimes push water back underneath the roofing material.

The other one is in Beaver Falls Pa near the Shell plant.

This is a place that was affected by the dam breaking in 2015...

Her neighbor to the south dammed it up about a decade ago and several people have long since moved into the area so when the creek began to run less it was not much of a surprise.
