I did a little bit of research on google for this part of the reply according to my 20 second unverifiable google search the average house price in LA was 99,000 in LA in 1980 the federal funds effective rate was 13.5% 2020 LA 800k ish average house some things said a bit more some a bit less but about 800K federal reserve effective rate is 1.5% high end 2020.

I would certainly put LA in that category, which has in recent decades relied on appreciation to justify investing in its RE.

It's always great hearing motivational comments from veteran real estate professionals.I'm totally bummed to hear about all of California being on the same boat as LA in terms of hard to turn a profit.

I'm finally coming to LA in December to see how y'all Californian are so happy. 

I want to move to LA in 2 years and rent out my current SFR in Tucson.

This deal could be in LA in a great location and you could have a killer team that would make owning it super easy and it could appreciate like crazy. 

I grew up in the Seattle area, left for college in LA in 2004 and bounced around San Francisco/New York following job opportunities before moving back in 2013 and it has definitely picked up more than its share of LA/NYC problems including drug addiction/homelessness and related crime.
