If growing the portfolio isn't the route for you, then the market is still a great hedge to diversify (S&P returns 8-10%/year on average). 

If you’re serious about buying properties and doing real estate, then I would suggest working with the CPA that understands real estate even if the services cost more than your average H&R Block or some TurboTax program you can buy.

Personally, I wouldn’t invest in a market where appreciation averages only 2%.

But, this house went under contract in 3 days for $20k over ask, with multiple competing offers, in an area where the average days on the market for newly renovated flips is 100+ days! 

Previously though most of the MTRs stayed 3-6 months, so we've averaged about 3 turns per year, with about 1 week between tenants. 

I have a few rentals with section 8 tenants, and they tend to stay on average 4-5 years.

I average about $2000 a month in cashflow on the current rental property, and the new property would bring in around $3500 in gross revenue.

Depending on where you buy, you would want to take the average priced house and figure you have to put 20% down to buy it with financing.  

The issue I see is that market has historical appreciation below average (not bad, but slightly poor).
