We respond to emergencies within an hour, the rest we respond the next business day, during business hours.Around 1/3 of the callers hang up (we get notified) without leaving a vm, the majority of the rest don't have a real emergency.We feel it's EXTREMELY important NOT to answer or respond to non-emergency calls!

I know in my office the "callers" call all of the expired and withdrawns as soon as they pop up.

Sending a different marketing piece 3-5 weeks apart is ideal.Letters tend to get a higher response rate, but the calls are all over the place; angry callers, tire-kickers, curious callers, with a few quality calls mixed in.

My problem is, my first caller stated that she didn't have a price in mind, I've referenced a few well known sites online to get an estimate & checked for a few comps for the property, her house being worth slightly more than the houses around her due to 14 acres of land with a 4 bdrm, 2.5 bathroom.

After about the 10th caller, I set up a google voice #, put on "do not disturb", and just made the voice message give info on the property -- instructing people to leave a VM or text if they would like to set up a showing.So far its worked but keeping track of who wants to see it and when and everyones names etc. has been really challenging.

After being a Landlord for the last 10 years, I think we were both up to whatever challenges came along with short term guests.What has been the Response to our Efforts:From the day we've listed a room in our home, maybe a minute later we were booked for a weekend, I thought it might off been a prank all the way up until the guest showed up and followed by the direct deposit of his payment into my checking account.

My google number forwards to my cell phone and always announces itself that I have a caller calling from my google number.
