Mandy, since August 1st is on your door step I would find an already existing church and rent space from them.I like the idea of a church because most of them are still struggling post COVID and could use the extra income and probably won’t kill you on rent.I would set up meetings with pastors and get face to face with them and communicate your needs.If they don’t have space, they usually would know of one who would.

I do think they have a good reputation that they have built up over time so perhaps this was just not the communication you wanted but not indicative of them(?).

(Not easy to do without experience I know) but that's where education comes into play.Finding motivated sellers, being able to communicate effectively, problem solving, understanding of market values, and an understanding of rehab cost.

I think it makes sense this can be overcome with regular maintenance, easy communication where a tenant can report issues, having a inspection checklist, and potentially warning tenants of hazardous areas in their lease agreementNegligence on the other hand - how many inspections do we need a year?
