I only have one duplex so far, but just trying to get some sort of mental plan going lol. 

What I think is most important, is that I don't know what the group mentality of the FHA first time home buyer/borrower is at the moment.

It's all up to you how far you take that mentality, though...

The housing area is ripe for similar approaches, building on similar legal theories and laws governing public benefits, child welfare, mental health and other programs.

I am aware of the mess I am in, I am only seeking to gather information so I can begin to study and understand what I will need to prepare for and to get an idea of what I will be taking on after I am in the right financial and mental position.

If you are truly worried about our mentality would be a 3-5% tweak in either direction on the bond side, and the allow the rental income to fill that void on a monthly basis.

Who does lawn care, who pays for an exterminator,  HVAC care, how many animals can they have, what kind, go through it with the mentality of yes/no, and put everything and anything you can in the lease.    

This only makes a person mentally add a number to the rent amount.
