Think about the non-permanant items (fridge, stove, furniture, etc.) that you are supplying and make sure the limit is enough to replace it.

Lets create a list for maintenance (do these monthly/yearly) :1) change Furnace/AC filter2) change fridge filter3) get a guy to move the lawn/get rid of snow4) replenish water softener salt (if there is one)5) clean gutters (yearly)6) power wash (yearly in Florida/Carolina and other wet climates)7) pest control yearly?

I don't care if the stove or fridge are 100 years old.

You never know when you will need a new fridge or stove.After completing repairs in units, figure out when you want to bump the rent $50 and give them a couple of months notice.

I bought a duplex in January 2018 and the tenants fridge died two weeks later (I definitely think the seller knew about this dying fridge). $100 deductible and they received a $700 brand new fridge.

I am getting new fridges delivered for $325 and new ovens for $230, water heaters $250, Arcadia white shaker cabinets for $110 a box...nice LVP flooring for $1.00 a sq foot...just an example

The photos on the mls show the newer fridge. 

So where it pops up 1/4 inch there is a built in fridge.

One bit of advice (not that you asked) I always try and coordinate my fridge height with my cabinet above.
