List of maintenance items/cap ex items, etc...

Hey guys!
What kind of maintenance do you do on your rentals?

Lets create a list for maintenance (do these monthly/yearly) :

1) change Furnace/AC filter

2) change fridge filter

3) get a guy to move the lawn/get rid of snow

4) replenish water softener salt (if there is one)

5) clean gutters (yearly)

6) power wash (yearly in Florida/Carolina and other wet climates)

7) pest control yearly?

8) paint outside of the house once per 5 years?

what other maintenance items do you guys do on your rentals that I am missing?

and can you also help with Capex (save money for repairing these in the future):

1) roof

2) siding

3) water heater

4) plumbing

5) windows

6) AC/furnace

7) flooring

8) electrical

What else can go wrong that needs saving money on?
