As the multifamily inventory remains low, I think there is opporutunity to get better returns on retail shopping centers that provide recession resistant services (Salon, auto fix it, grocery, etc...) and industrial warehousing for all of the ecommerce that is bringing in loads of trucking and distribution. 

I've raised the rent on several properties this year, with hardly any resistance.

I would recommend that you resist the pressure to get out of your lane just to defer the taxes.

Or maybe they aren't confused at all and know that the path of least resistance for them is for you to bring the extra cash to closing so they do not have to have an uncomfortable conversation with the buyers side. 

I'm going to throw down some LVP or water resistant laminate in a kitchen with attached hallways that lead to rooms already with a medium oak laminate.

And I am instead focusing on asset classes that are not directly correlated to the business cycle, or are covid-19 resistant.

Are they just physically not able to resist?

The added benefit of central A/C is a competitive advantage in the CT market where few units have it, unless very new.Mini-splits will definitely be less expensive for the tenants than electric resistance heat.

Main concerns would be to determine if there are buildings that are relatively Hurricane and flood resistant and picking an area I would enjoy living in. 

We're a super stable recession-resistant market though.
