It sounds like your off to the right start -- but watching some videos and doing some research -- keep doing that.

Just like everything else in life, get started, keep honing those skills (i.e. keep reading, keep learning, keep attending the meetups) and watch yourself get better and better witch each property you buy.I hope this helps and good luck on your real estate journey!

It is a very high cost of living and my landlord has been renting out the triplex for a little below market value for the past few years, however he is going to be selling the property ( all three units)  (This area is considered very nice and "shouldn't" depreciate in value. )I have been trying to deep dive into bigger pockets, reading bigger pocket books, watching videos but  a lot of the resources talk about multi-family properties as purely renting out all units and not actually living in one of the units. 

I've done tons of reading and watching videos on Youtube that give very in depth information so I do feel comfortable tackling this deal, but would love some advice as I go through the steps or just someone to come back to for next steps mentorship.

Watch out for pink trailers and junk hoarders buying your lots.  

Rinse and repeat a few times and watch it appreciate.

I've been watching the sub 2 show for a while.

@Corby Goadei obviously agree with everything you said... but I assume these folks are just trying to look out for OP.and it seems like there are a lot of people that come on BP because they read Rich Dad Poor Dad, or watched a Brandon Turner webinar, and then spend a bunch of money on a random property, get crushed by capex, and disappear.i think the points / 'objections' raised are valid.
