Typically there will be a partner who handles the deal flow and logistics and the folks who went to med school are usually LPs/"silent" partners.  

This would be zero issue in Indianapolis and tons of normal conservative old school banks or credit unions would lend on this 75% of as is value and 75% of additional construction cost as long as not more than 75% after repair ARV.

Of course they are surfing close to the edge of bankruptcy so....

For example in and around DC some jurisdictions charge insane fees for new builds ($40k school impact fee) and have very challenging code requirements (sprinkler systems in homes..)Anything crazy like that?
