Rental property in CA - La Quinta vs Cathedral City

After searching the Coachella Valley area for long-term investment property, I narrowed it down to 2 properties: 

1) Cathedral City, 1550 sq.ft, $276/sq ft, 4 bd, 2 bath, No HOA - $410K. Close to schools and restaurants. Estimated rental income about $2800

2) La Quinta, 1225 sq.ft, $342, 4 bd, 2 bath, No HOA - $430K. Across from the community park but on a busy street. Estimated rental income about $3200

Please weigh in your opinion on these options. Seeking advice from investors in this area.
