Then shave off more for the brain damage to do all the repairs and some level of excess profits, typically 25% or more.Good luck

As I plan my entry into my first property this year (likely a BRRRR even if a bit of cash is left in it), I plan to shave costs through the obvious part of being a Realtor, but also since I'm time poor currently running a service business and transitioning to RE, I plan to 'play' GC and PM on my own properties, paying myself a PM fee or GC markup on paper for my time and still hiring out licensed and insured subs like a GC or PM would.

Would you advertise as a 2 bedroom and shave a few hundred off the rent?

Here are my thoughts:Small banks/credit unions - A lot of upfront work to build the relationship and I may not have enough volume to justify the effort.Small hedge funds - My gut feeling is that by the time that tape gets to the individual investor, most of the “cream” has been skimmed off.

I went with a light cream/white color to match the trim in the house.

If your tax liability adds $278/mo and you only have room for +$79/mo, then we need to shave off $200/mo in other items.
