owner occupied building - how to not be "the owner"

Ha, it's kind of tough to not appear as the owner, as the tenants probably saw you a couple times while you were still looking at the property, they saw you conveniently move into a unit as the for sale sign was being taken down, their rent money goes to you....etc, etc, etc.I am dealing with the same situation right now on my first deal.

I think I now regret using the word Cap Rate...ha -- it was to give some relevance to what he was asking relative to the NOI he is presently receiving per what I was provided.

Commercial lenders will sometimes provide a LOC (not a HELOC) but generally most lenders are not in the business of doing second position liens, which ha LOC (and a HELOC) is.
