new to the game and cold calling in cincinnati, oh

Hello!

I am new to the real estate game. I am an agent but want to be an investor as well.I am working full time during the day and trying to do real estate on nights and weekends. I haven't had my first deal in either area yet. I have been told by many people at my office that cold calling is the best way to get leads. However, I have a really hard time calling random people I ha e never spoken with before. I wanted to hear from you guys, Have you had this same issue and how did you overcome it? If cold calling didn't work for you what was the best method of marketing that has worked for you?
