@Dan Vleck in my experience, the people who think they know everything are the ones leaving the most on the table.The books out there, even the technical ones, are too broad in nature to allow you to develop a real tax strategy.

Or you can keep it simple but less precise and just use the broad approach you described in the original post, but make sure you are using population data for the entire region, not just the central city.

I cannot provide any figures, statistics etc but I can tell you three things: 1) you can "statistisize" the heck out of everything, 2) your statement is too broad and 3) it's too apodictic.It very much depends on how/where one invests.
