This year looks like it will level off to single digit appreciation, so selling soon may be a good option.  

Dig it out and use a couple tons of gravel but if you can use regrind it is better for plowing. 

For around $200 per lock you can put in digital locks, issue digital keys and never replace a physical lock again.
