People who were unable to pay due to COVID or other excuses were able to go onto forbearance to try to straighten things out and the payments will be added to the tail end of their loan.  

An underwriter called me 2 weeks ago telling me that everything looked good and that she will recommend adding the unpaid balance to the tail of the loan.

Which put me in a tail spin. 

The fed just announced 3 rate hikes in 2022 vs the original plan to hike only once at the tail end of 2022.

All of the seminar junkies I know have lost their tail. 99 percent of the "info crowd" do not really do deals.

The attorney buyer will enjoy the simplicity I'm sure than seeing a bunch of guru cover your tail documents in poor form, IMO.

On Dec. 27th, I received an email saying they were on the tail end of renovation and are visiting the property the next day to do a preliminary walkthrough to make a final punch-list.

I would say that most of us as relatively small note investors are scouring those tapes which are generally the tail end of larger tapes/portfolios distributed by smaller equity funds.

I invest locally down here in Columbus OH and have enjoyed riding the coat tails of appreciation and high rental rates.
