Hello, my name is Daniel Wendorf.i have been looking to get into SFH but i guess im having a hard time finding out the ARV for some of these homes based on local comparisons. it seems that there is a big fluctuation is the cost of these homes. one will sell for 120k with 4b 2bath, but a couple blocks away they will sell for 50k. how do i go about getting a more accurate number?

It's called a sales comparison report / valuation workbook where I can make adjustments like an appraiser would.

In the meantime you could plot out a sequenced scenario ;If I had to hold it for 3 months what would I do?

I pray that relief is coming soon and I know that a deal gone bad is nothing in comparison to what families around the world are dealing with today. 

(In comparison, the Asian countries that were able to control coronavirus levied much higher fines- Taiwan fine was about $30,000 for breaking quarantine).

I looked at SARS as a comparison at that time and saw the stock market drop for 3 months before complete recovery in 6-9 months later.So I made the move to sell 20% of all my stocks on Jan 24,2020.Then the market continue to go up steadily up until mid Feb, 2020!   

Location as well as Its strength and cashflow in comparison to other Anchorage properties How did you find this deal and how did you negotiate it?

Increased cash flow does not equal money made, for an apples to apples comparison I'd use your tax returns before depreciation for a fair comparisonWhile turning $20k into $40k in 3 years in a 401k isn't realistic that isn't the number you should be comparing.  

Just because you're afraid to look bad in comparison, does not mean that we're all doing something wrong.
