Im very interested in raw land to develop into condos, as well as apartment complexes to condo convert.

My Problem: I have a raw land which was surrounded by huge number of commercial properties, is it a right decision to build a commercial complex or make it as a residential apartments as there are few residential apartments as well.which could be the better option to secure my future?

I am primarily interested in raw land.

The raw land value is worth about $100K-$120K/acre depending on how much fill and work needs to be done.  

I'm in Southern California and for most property purchases, the most buyers get is a short due diligence and financing contingency - even for raw land!

This particular property, because of it's raw state, and its got a big ugly house on it that needs to be demo'd, and it also straddles 2 of the 3 lots, its a little harder to actually see the value in it.

Amazing location but the owners have a raw deal with the operators of the hotel.
