Eastern Washington lake front development

Hey, I recently closed on my first deal in Washington, which turned out to be quite an unusual property. Due to the obscure nature of the property, no one knew there were 3 buildable lots within it, so I got it for a pretty good price. The house on it pretty much needs to be demo'd, but it needs development to actually realize its true value. I have been marketing this to my local investors in the area, but most of them don't do new development, and those that do, no longer do it anymore. I'm willing to leave equity on the table for the next guy but I'm having a surprisingly tough time finding someone to go ahead with what seems like a pretty good deal. These are 3 x 50ft wide lots, lake front, on Deer Lake, WA.

Anyone have any tips on how to find the right buyer?
