Not knowing much other than your description it sounds like a perfect rental property as long as you can buy at the right price.

I think a realtor can identify those, but unless it has it written in the description I don't think you can see it in the main MLS. 

The appraiser may rely on public records and the MLS pictures and descriptions instead of their own personal observation.

Have them get a simple Warranty Deed online or from an office supply store, fill in the blanks with the proper legal descriptions.
