What types of sellers have you found to be most motivated and why?

I'm really impressed with what you already have going on and the fact you're pursuing these bigger deals is very motivating to me!

Also everyone on BiggerPockets who has motivated me or simply gave me advice. 

You just killed most of my motivation.

He wants out of the home and landlord situation so he is motivated.

When you have a highly motivated seller your probably not the only one working them.

Time on market, price reductions, condition etc can also be good indication of the sellers motivation or lack thereof.Rental demand is still high, so I think it is good to project future rents.

Do what is average in that neighberhood.Are you going to go do "door knocking" or "driving for dollars" to get leads and find motivated sellers.  

Never saw a rental property that didn't need redecorating and refurbishment.What is there motivation to sell if they have a good property with a paying tenant?
