Lastly, I always take good quality resolution photos to show what the property looks like both inside and out because most of my competitors don't upload photos (description only) or they upload blurry iPhone pics, I've had great success in beating my competition this way and hope this helps you out.Best,Garrett

The outlets and covers are less than $2 total for each outlet, so this is to me a cheap resolution to her problem and at the same time would actually be a small upgrade to the unit since the new outlets will have a nice fresh look.

Major roadblock (imo) is the inconsistency in the title vs the individual attempting cash-out.If you have a Corp or LLC, then act like an LLC,call a meeting of the board /membersserve notice thereof by certified lettersave  all file the returned acknowlegementsrecord all in attendance===( to here is std SOP for corps & llc)====pass a resolution and get it notarizedname the OFFICER to which the cash-out is to be paid make the payee, the Corp or LLC bank accountmake sure that payout is actually deposited into that account.

Currently having a hard time finding a way to sell that works best for me Had it sold during the spring The appraisal and all came back good but the underwriter then denied it due to pending litigation from US the shareholders suing the builders for construction deficiencies during the original build in 2010 Coop is currently fixing the most important items Would appreciate any help in finding the best resolution

Just my opinion but all of this only matters if your audited and you're brought in to defend your position on why you filed your return the way you did.In my limited  (i've been audited) experience the IRS audits werent that bad other then the fact it takes 30 minutes to get a hold of someone and you might have to talk to the agent and their manager about 5+ times to get any resolution on things depending on how many rounds of documents are being requested of you.

You could also create a new LLC in NJ for the NJ properties, and have a manager resolution or a manager agreement for that LLC, depending on how structured you want to be.
