This was a fairly large PM company and they seem to trust the tool over rentometer or zillow.Does anyone here have any experience with rentrange and is it that much more accurate then rentometer? 

PayRange seems less expensive, but customer reviews for users seem overly negative. 

I tried to create rapport with the owner over the phone but waited to present my real agenda only in person.   

So I get your hesitation to be too demanding and your desire for the problems to go away as fast as they can, however since you have NO property manager ( I don't use one either), it is incumbent that you take a more ACTIVE approach with management of your property.Let's review your situation.  1st time leak occurred, you sent a plumber over to find the problem.
