I would suggest you partner with someone more experienced or lean on a more experienced investor to guide you through the process.

For insurance, I am over over in the New Orleans market and I know the issues we are experiencing with insurance in this market are echoed in the Florida market as well.

Building costs in the New Orleans area are rather high these days.
