HI guys! I’m interested in any feedback anyone has on short term rentals in New Orleans. I’m looking to rent and then sublet (Airbnb). I currently have 17 in Boston and am looking to start in New Orleans. I’m looking into the commercial short term rental license. I know they’re currently discussing changing the regulations again so I’m not sure if anyone Airbnb’s there and has some advice! Any help is appreciated thanks! I’m looking for advice from people who have Airbnb’s in New Orleans or who know the Airbnb market there!

Hi @Cassandra Staffieri. I am both an investor and a licensed realtor here in New Orleans. Short term rentals in New Orleans have become a very hot topic and a very heated debate. The city has imposed a 9 month moratorium on any and all new licenses while they conduct another study and then issue new rules and regulations. They are also not renewing licenses during this moratorium. We are unsure what new rules and regulations the city will impose, but the word on the street is that they are going to limit STRs even further and most likely only allow it with a homestead exemption in place or in commercial zoned properties, but that's unofficial hearsay at this point. I have advised my clients to take a wait and see approach when it comes to STRs. We have a new mayor that just came in, and with that many changes happening. There really is no telling what the outcome of the 9 month study will be. I would highly suggest that anyone in the STR space, or thinking of getting into it, wait until the city's study has concluded and they have issued the official new rules and regulations.
