I made an 'as-built' sketch of my site and started to think about how the layout could be configured.  

The storefront is empty now, it recently lost a convenience store.I am curious to hear any pros and cons of this configuration people might suggest.

Heating system is gas fired steam heating system.this is a great property but this radiator configuration is making me wonder.

Not every lot / configuration can handle this parking count so important to check what your city/town will require.After you have verified the project is feasible thru the City, the big considerations are power, water, sewer, and mechanical.

A 3 bedroom, 2 bath is the good configuration.

However in my case the pipe CONTINUES further downstream and goes into UNIT C...then D.So I am curious if I do not have a "hub and spoke" configuration, would it work?

I'm sure it's probably a personal decision on how much value they place on how much time they've spent on getting the deal (after all the other numbers have  been configured) and like Pratik P. said, how well I negotiate the deal. 

If I were to have my offer accepted who I have to convert the home back to the original configuration?

Take your cash and purchase a mix of free and clear properties and some that are leveraged in whatever configuration you want.
