Adding value - addition, AC unit....

Hi all, 

Not sure if I'm in the right forum - but here I go - how or where do I go to find out if additions can be added? Can a HVAC be added? Getting a floor plan / layout? 

Any suggestions?

For an addition you need to check the zoning rules for the property and what might be allowed, so a quick call to the city usually makes sense here to the local building department.
