There are a lot of flippers selling because they do real estate full time and will likely be looking to sell to a more passive investor.

My own belief on RE is that we are in a more challenging period than 2012 to 2021 largely due to rate hikes.  

Depends on the scope of the project, but I'd guess yes if a more extensive project or your messing with plumbing, electrical, or HVAC.

This is why it gets the "High Opportunity zone" grouping, but on a more granular level the Grays Ferry neighborhood has lower rents then all these areas, hence Section 8 rent being more then market rent.

Real estate can provide a more tangible asset and potential for rental income, but it requires more management and can be less liquid.

Unless you intend to someday transition out of your physician job many physicians find that password investing via syndications is a more hands-off way to diversify your income, and tax in a favored way.
