New LA Rams practice facility

Hi

I live in the area that the new Los Angeles Rams practice facility is being built. Wondering what your thoughts are on the market here. Cost for real estate here is high, I’m sure there are deals to be found in and around the area.
Will this area see a huge increase in value and rental income? Hard to imagine it could go higher but I thought that 5 years ago. I have one rental close by, rent amounts are crazy. 
What are your thoughts on investing in a more affordable options like condos or townhomes in the area? Short term rentals or ??

I have lived here all my life so I know the area inside and out, trying to figure out the best opportunities to capture for this.
