Since 1031 is a federal statute practiced identically in all states and also followed by almost all states and since many 1031s cross state lines anyway the location of your QI is not quite as important as with some other of your vendors.To find someone at the local level there may be someone who is an affiliate member of your local Realtor association or board of realtors.

I tried one already and they did not live up to their word (i.e: told that an affiliate will contact me within 48 hours and I didn't hear a thing for 72 wrote asking if I can get someone to call me, no reply after 48 more hours and then I obtained refund for the service).

They also have a lot of people that get so overloaded that they fail.A One Size Fits all, everything you ever need to know package at $40,000 (not sure current pricing, this is a guess) is that (1) One Size Does not Fit All (2) Everything You Ever Need to Know may see you only needing to know 5 to 10% of it, so why pay for everything (3) And all of this is so overwhelming that many don't know where to start, what to do and after spending $40k or what ever on training have no money left to go out and actually start marketing to find deals.Which brings me to my next problem and that's all the affiliate marketing.
