Vacancy rates for Baltimore

Hi, I have several rentals in Baltimore. I am trying to find out what other investors experience there as far as tenant vacancy rates. When a tenant moves out we seem to find it takes 2-3 months to find a replacement. That is far from ideal. Wondering if it is not handling it right or is that typical for the city. Thanks for all your input.

I have found it harder to rent out the apartments than the town homes in the Curtis Bay / Brooklyn area.  

But it does also depend on the block.
