Here is what I have done so far:Mailed first 100 yellow letters to absentee owners with 40-100% equity, 3 br sfr, with last sale date of more than 7 years ago.Received 5 calls so far - 1 from a listing agent, other 4 not really looking to sell.

Many of the targets are investors themselves and -- especially if you use a vague yellow letter mailing -- will call just because they're curious who you are and what you're doing.Not saying it doesn't work -- we had a sample size of only 1000 mailings -- but you should expect a lower lead:response ratio than for typical distressed mailings...

For the last several months I've been noticing that plenty of businesses are offering discounts if you JUST ASK.For instance:I just got off the phone with my Yellow Page account complaining that the rates had gone up 10% over last year and asked if they could do anything.

I have had these sorry people rip apart a brand new 1500 dollar unit to get to the 45 dollars worth of copper on the inside.I recently contacted a iron welder I found in the yellow pages and had him construct an iron metal frame that can be planced aournd the outside unit.
