(It is the season of sales now)  It would also be a good idea to see if the agent has any short sale experience and have them help you with a short sale inquiry with your current Mortgagee.  

Only debts, judgments, liens, and inquiries show on your credit report.  

An email inquiry to the local city or county would probably be fruitful   I don't know about other counties,  but king county has several books/pamphlets that focus on fair housing best practices.   

(High 500's)I Need to find a legitmate credit repair company that can remove negative items / inquiries, to help me qualify for a loan.

Homeowners seem to be really apprehensive about responding to such inquiries because of negative news regarding short sales/investors/modifications, etc.

I subscribed to TrueCredit to monitor trying to get my inquiries off my report after I personally guaranteed a lot of stuff for my business.
