Your best bet is to continue going to local real estate networking events and speak with landlords and investors.

But without getting into the details, you and I both know that the recollection of events is slightly skewed. 

It's more likely to happen when you're just retitling (i.e. in the event of death, divorce, etc.) or if you were bringing a prospective buyer for your share.

Consider attending local real estate meetups or events to expand your network further.Local Real Estate Agents: A knowledgeable local real estate agent can be a great asset.

They've got an event coming up in Texas in April called the Deal Analysis Workshop where you can learn how to underwrite multifamily deals.

Check the Events link under the Network menu option in the top navigation bar and if you find that it is still occurring, add an event!

In my current analysis, I'm (trying to) take that into account during our "move out event", including converting to a conventional loan, renting out both units, etc.

You might also be able to employ a short term rental strategy to increase cashflow-- sporting events, conferences, homecomings, graduation, etc. always attract people to the area.Ask around and try to find people who are investing in Amherst/Northampton and connect with agents in the area to see what's working.
