THey all need to be affirmatively waived to keep the deal alive:1) Physical - Usually you get 30 days to get someone that knows the mechanics of a building and either accept the building as-is, ask for repairs or do a retrade (ie price adjust).2) Books/records - Get 30 days AFTER you receive books and records to verify the income/expense numbers you based your price upon.3) Title review - Usually 2 weeks AFTER you get a PTR (Prelim Title Report).

For example, many SBA lender's have a hard time lending to a hair salon because many salons rent out the chairs and the lender views the business as not occupying 51% of the space.

I don't have a pet, but after the last few years and finally turning things around I'm just being very cautious, and I see a lot of ways this could go wrong--dogs tearing up the place, hair everywhere, going to the bathroom on the floor, poop in the yard...

If it turns out another price adjustment seems justified, being at $250K or a hair under will put you in the search parameters of a lot more people because they tend to search in 25K and 50K increments.- Before trying that, if you have the time, you could try this, which may sound gimmicky but I have found it to be very helpful: Get the cloudy skies in your photos replaced with realistic blue skies.
