Looking at a house in my local Sheriff sale foreclosure auction.There are 3 other adults listed on the mortgage as intervenors, looks like 2 sons and a daughter or daughter in law.I believe they are each declaring bankruptcy one by one to extend the foreclosure date.

Since they're refusing our proposal of May's rent andthe mutual general release that releases both parties from any future lawsuits, we just want them out by June so we can get new tenants and not to have to evict them which will only extend the time we can get new tenants.

The bank wouldn't be able to come after your stuff even if you didn't have an LLC, as long as the loan is collateralized solely by the property (no personal guarantee).Whether the loan can be collateralized solely by the property will come down to the appraisal and LTV ratio the bank is willing to extend.

We could:1) Cash out our $3,000 index fund and $1,000 in individual stocks, taking a loss (this loss won't help us with taxes, our income is so low we get everything back anyways), and scrounge up loose change for the rest.2) Ask our bank to lower the interest rate on our debit card credit line (currently 9.75%), extend our credit from $1,000 to $5,000 and live off credit this summer until we can take out more student loans in the fall.
