[Calc Review] Help me analyze this deal

Hello everyone!

I just saw the listing for this property and thought it looked very cheap for where it was. I looked into it more and decided to run a calculation and report on the Flip Calculator. Attached is the report. I thought the ARV would be around 300K based on the comps in the direct vicinity of the property within the last 2 years. There weren't very many super close to the property within the last several months so I extended my search out a couple years and found several. The market has only gone up in that area since then so I figured the comps would be low if anything. I could be wrong though. Let me know what you think I did right or wrong or just miscalculated! Thanks a ton!
