More details:Mortgage (principal + interest): $2930/moProperty taxes: $15K/yearHome insurance: ~$1K/yrCost of home ownership/month: $4280/yr (not counting for any tax deductions related to the interest and property tax)If I account for $20K of interest and $10K of property taxes as an income deduction, then I can reduce the cost by ($30K x 35%) divided by 12 = $875 per month = $3400/mo cost of owning the houseRental income after 35% federal income tax + 9.3% state income tax = $2618/month (!!)

I would suggest a few things: 1. don't make repetitive log entries every day " managed rental, did calls" copied and pasted 50 times likely would be thrown out in an audit for example. 2. make sure you are materially participating in your rental activities. 750 hours is not enough, you need to pass the second test of material participation in the rental activities to turn that activity from passive to active and claim the deductions on your active income.

To answer the original question: No you cannot keep homestead, you need to update insurance - it's a few hundred more per year if anything and you will continue to be able to keep your property tax deduction until you purchase another home in Texas you would rather apply it to.
