The concern I have is they have a tendency to lower the price due to competition, but land is scarce since the ranchers will not sell unless the price is exhorbant and the state and fed do not sell land.I've got a great agent in the area who is probably a lot more qualified to comment on this than I, let me know if you would like his contact info.

For example, if you need to get a new roof in 5 years $4300 is probably not going to be enough and same goes for any mechanicals that may possibly be near or at end-of-life.On a different note, this all depends on your strategy, but from my opinion $300k is high price point for a rental in this area.
