I'm guessing the only thing the title company needs the Operating Agreement for is to verify that you (or whomever) has the authority to sign the closing docs.Either create a company resolution that gives you the authority to sign and provide that to the title company, or find a generic OA online and modify it appropriately.

Not an attorney and not super familiar with tenant/landlord laws up there but $30k is a painful blow to take after three years of trying to resolve that situation.Best of luck and keep us updated, hoping that this has a good resolution to it.

@Brittany Baird You can use the existing LLC but you need a resolution to change your current operating agreement for your business and a resolution for the new bank accounts.

I wouldn’t use any HML if there is more than 12 month of payback, simply too expensive.To the OP you were asking for a business line of credit, according to my knowledge, this is achievable by neglecting your personal finances, aka no ties with your SSN, to me that is the real Business Line of Credit, you give your FEIN and bank statements, owner names WITHOUT SSN can be asked for but should be irrelevant, a board resolution with my name and authority to open such account should be sufficient to open this LOC.
