Florida Mechanics' Lien

Hi everyone,

Hope you all can assist me with the quickest way to have claim of lien removed so I can sell my investment home to contracted buyer. Closing extended to on or before 08 JAN 2016.

This was insurance claim:

Contractor deposited check, but did not pay supplier for roofing materials. Supplier placed lien due to nonpayment  by contractor.

Title Company received response from contractor who related, once he receives insurers remaining balance payment, deductable, he would then pay supplier. 

Title Company has received insurers deductible  ($500), and informed contractor;

will need doc signed that states all subcontractors, suppliers paid giving clear title to Buyer. 

Contractor has stopped communication with Title Company and I. Listing Realtor attempted to drop off copy of my complaint notice filed with BBB, but one address is UPS building and other is not occupied. I also just mailed complaint to DBPR, to be delivered today. 

Title Company says I can't do bond because Contractor has to give clear title by signing those previous said docs. 

Will I need to hire a Construction Lawyer, which I hear can cost more than the lien? Lien approx. $3800.

I need quick resolution so I can move forward with sale of home before I loose my buyer.
