I wanted to share my first yellow letter potential deal and get feedback from you guys on this scenario...I received a call in regards to a yellow letter I sent about 3 months ago, the caller is a close friend of the owner, who is 70yo, has power of attorney and is trying to help him sell the house.

It was hard to understand the caller very well because of a thick accent, but heres what I got:He and his (ex) wife are divorced or at some stage of the divorceThey tried to sell the property but it never sold (my research later shows it was listed in April of 08 but expired and is still sitting there, abandoned)He doesn't care what it sells for, as his ex is going to get most of the $$$ anywayHim and his ex aren't on speaking terms apparently, and he said that if I make an offer he'll have his sister talk to his ex, and if she likes the offer, then we'll move forwardFrom the old website that the realtor set up back in 08, I can see that the interior is/was in great shape and looks pretty new, but the exterior looks terrible.

If you are marketing for sellers and once one calls, you don't know what to do with the caller, you are wasting your money sending out mailers.Conversely, maybe find someone at your local REIA who will work with you on your first deal?

Once you understand your core market, you can find properties more quickly and get more deals vs wasting time with callers that have something you don't want.Keep in mind, saving pennies or dollars is a bit pointless when a single deal is worth tens of thousands, or hundreds of thousands of dollars.
