Good day,

This is my first time on Bigger Pockets and I have to say, this is practically a one stop shop for all things Real Estate related. I have a keen interest in learning from wholesalers located in the Maryland, D.C., Virginia area in particular. I would like to acquire the most up to date wholesale contract forms for all locations mentioned above. I look forward to meeting new faces and appreciate all help that is offered.

I absolutely recommend direct mail.  In my opinion that is still one of the most effective ways to obtain off market properties.  Make the best use of your money and try to get any information you can out of callers even if its unlikely they are willing to sell.  Ask them market information, if they have any friends looking to sell, if they have other properties other than the one you mailed about etc.  Also try to gauge how likely they are to sell in the future.  Perhaps they will be ready in 6 months, a year, or even further down the road.  I try to categorize my leads and create reminders to follow up with them sometime down the road.  

As for bandit signs you have to be careful as you can catch county fines if you are a repeat offender.  One thing I have done to get around this is asked permission to post my signs on private property.  I know in Montgomery Country as long as you move the sign every 30 days and have the posting date on the sign somewhere you are good to go.  Give the county a call and they can help you figure out any details.  

Finally get creative.  Search for sale by owner ads, door knock, post on Facebook, etc.   Make sure everyone knows what you are doing.  Stay persistent and determined.
