For items that are very active, the return should reflect the level of effort required (whether BRRRR, flip, development, etc).We agree that the merits of this investment is not dictated solely by its cash flow. 

I think the responsible thing is to get into something on your own merit, learn the business, make your mistakes an grow as an investor, and once you have more of a track record, then look to borrow or raise money from private sources.

Is there truth to that merit?

Wholesaling, syndication, seller financing... they all have their merits, but what works best for you depends on your own circumstances, available time, money, and risk tolerance.It's interesting to hear about your journey and how you started with wholesaling and gradually expanded into flipping and rentals.
